Nothing on the Site or in the Services constitutes legal, financial, tax, or regulatory advice. Information about water submetering, tenant billing, and utility cost recovery is general in nature and may not apply to your situation. You are responsible for obtaining advice from qualified professionals before making decisions based on it.
Simple Meter provides water submetering hardware and software that measures water usage and can generate usage-based invoices and reports, which may be delivered to the landlord or, at the landlord's direction, to tenants. Simple Meter is a metering and invoicing tool only. Specifically:
Our meters are designed to measure water usage accurately, but readings may be affected by installation, plumbing configuration, connectivity, maintenance, and other factors, and are provided on an "as is" basis. Unless we state otherwise in writing, meter readings are not certified for "legal-for-trade" or weights-and-measures purposes. You are responsible for confirming that the meters and readings are suitable and, where required, permitted for your intended billing use.
Leak detection, usage alerts, and related notifications are supplemental tools that depend on connectivity, power, and proper installation. They are not guaranteed to detect every leak or abnormal usage event and are not a substitute for regular inspection, insurance, or professional monitoring. Simple Meter is not responsible for water damage, loss, or costs arising from undetected or unreported events. We recommend maintaining independent leak prevention and appropriate insurance.
Laws governing water submetering and billing tenants for water vary by state and municipality, and may require permits, approvals, tenant notices, disclosures, low-flow fixtures, or limits on fees. You are solely responsible for confirming that submetering and tenant billing are permitted, and for complying with all applicable laws, in the location where you use the Services. Simple Meter does not warrant that any particular billing arrangement is lawful in your jurisdiction.
Any figures we present regarding savings, cost recovery, return on investment, net operating income, or payback — including examples, calculators, and customer testimonials — are illustrative and based on specific assumptions or individual experiences. Results are not guaranteed and will vary based on your water rates, unit count, occupancy, local regulations, installation, and other factors. Estimates are not a promise of future performance.
Except for any express limited warranty we provide in writing, the Services are provided "as is" and "as available," and we disclaim all other warranties to the fullest extent permitted by law, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Services will be uninterrupted, error-free, or secure.
To the fullest extent permitted by law, Simple Meter will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost savings, water damage, or lost data, arising from or related to the Services. Our total liability for any claim is limited as set out in our Terms of Service. Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.
The Site and Services may reference or link to third-party products, websites, or services that we do not control or endorse, and we are not responsible for their content, performance, or practices.
We may update these disclaimers from time to time by posting a revised version with a new effective date.
